Dont take it personal but I agree with the other 2 answers, you should try to be a little more flexible. Think about this, if that were you looking at the property you would feel like you were invading or putting the owner out. When someone comes to look at a home the best thing to get them more interested is to let them picture it as their home or to feel very comfortable.
References :
You can set your limits for showing as you desire. That being said, you will find far less buyers if you place such limits on showings. Buyers do not share YOUR schedule. As well, as an agent, I don't WANT the homeowner there. Why? Because the buyer will inevitably ask questions directly of the seller, and most sellers divulge FAR more than they should.
References :
SURE. You're within your legal rights.
You're likely to irritate your listing agent and unlikely to sell your home if you are so inflexible. Realtors prefer that sellers NOT be present, particularly at first showing of house to prospective buyers, but you can be present. Realtors greatly prefer a lockbox to having to run over to pick up and return a key. You should have discussed these issues with listing agent before signing up to sell your house. In this market, you have set yourself up for failure to sell.
References :
real estate investor
