Would a house for sale that does not include a refrigerator prevent you from buying?

March 12010

Our house is due to go on the market tomorrow and I really don’t want to include our new refrigerator because it’s not even paid for yet. It’s one of those ones with the french doors, ice maker and freezer on the bottom. All of the other appliance in the kitchen are new also, but they are paid for. I’ve seen listings for homes that don’t include a refrigerator, but I’m wondering what the average person would think. Would this prevent you from buying the house? Thanks!

Thinking back over the houses I’ve owned, I can only remember one that came with the refrigerator. Most of the time, we’ve either moved the one we owned (and what a pain that was!) or bought a new one to go with the new house.

I wouldn’t worry about this turning off prospective buyers. Just make sure, as others have already mentioned, that your listing states VERY CLEARLY that the refrigerator is not included in the sale.

NO, it wouldn’t stop me. . . .BE SURE it’s listed as EXCLUDED in contract. . .But you could buy a used fridge to put in place. . . .And moving it will be a pain, and it may not fit in new place, new place may already have one. . . .

I moved new one, and wish I hadn’t. . . .had to have doors removed. . .mover cut hand. . . didn’t fit in cubbyhole because it wasn’t square–room at top, but NOT at bottom, etc.

if your worried, you can buy a cheap refrigerator and include that in the price. But I wouldn’t worry. I would buy a place without a refrigerator. They are not that expensive and that way you can pick out the one you want anyway.

Usually, appliances are not included, unless they are "built-in." And often buyers not even want them. Just say "appliances not included."

I’d go buy a Nice , used refrigerator and put it in the garage etc and on the listing make it clear that the fridge in the kitchen is going with you and the one in the garage stays with the house …

However; i would not … NOT buy a home because it did not have a refrigerator as I have my own appliances OR perhaps like I’m about to do now ..I want to get all stainless steel appliances when my home sells and I move …. so I’d just have to get rid of the appliances left in the house anyway .

Self-standing appliances like refrigerators are not generally included in house sales. Installed appliances (built-in ovens, dishwashers, etc.) are.

no, I sold my FLORIDA house without one last year and it sold just fine, most people today expect to bring one major thing when they buy a home.

If I liked the house, it wouldn’t matter.

However, here is the problem. As soon as you tell someone that they can’t have it, they will want it. It usually becomes a deal breaker.

This can work in your favor. HOwever, you may just end up giving it away.

If you really want to keep the refrig. I would remove it and buy a 18cf one NOW in it’s place.

Take it with you 2Beagles! You love that refrigerator.

Refrigerator’s are not usually left in the sale of the home.

In Houston, Tx buyers do not expect a refrigerator to be included. To be sure you should disclose the fact that the refrigerator is not includes. Your real estate agent can show you how to do this.
