My house is listed for sale but I have changed my mind?
February 252010
I have had my home listed for sale since 1-24 and the listing expires on 7-24. Can I just call this thing off and un-list it? I have changed my mind (for now) and don’t really want to sell it…any advice please?!
First of all, those who tell you not to worry about the contract? Stupid ignorant advice.
You do have a contract, and you can’t just change the agreed price without agreement of the brokerage.
Those legal details out of the way, I would never hold anyone to a contract when they don’t want to sell, and neither would most Realtors.
If what you related about the situation is accurate I would have them withdraw it, which means that they still have a contract so you can’t sell it or list with another Realtor until it’s over, which is just July so no big deal. It will be removed from the market as far as showing and sales offers. That would get what you want.
If your Realtor wants to play it hard, which is stupid in many ways, you can make things so difficult it wouldn’t be worth it. I won’t go into how, but you can imagine I’m sure.

You have a listing agreement. I would read it and see what happens when you cancel the listing. Do you owe the realtor any monies, etc.
Usually you can just get out of the listing. However, read it.
However, I would do it ASAP. It’s not fair to the realtor to continue to spend money on this.

Yes in most cases you should just be able to call the listing agent and tell them you want to cancel the listing. Of course they are going to try to talk you out of it. They have probably spent money on advertising and such and now they won’t be able to recoup that money.

yes you can change your mind, but the agent has to have a good relationship with you to just tear up the contract,so talk to him/her about your change of heart..
