the sales person said you have 38 homes for sale and use x and y to denote one floor plan from the other and you have 2 floor plans.they tell you 1 sales for 175000 and the other sales for 200000 for a total of 7200000. use elimination to determine how many houses are availble in each floor

If the sum of the homes for sale is 38, we have:

x + y = 38. . . . . . . . . . . . . . . . . . .(1)

Since x denotes the first floor plan, 175000x denotes the price of x floor plans. Similarly, since y denotes the second floor plan, 200000x denotes the price of y floor plans.

Since the prices total to 7200000, we have:

175000x + 200000 = 7200000
==> 7x + 8y = 288. . . . . . . . . . . ..(2)

Multiplying (1) by 7 gives:

7x + 7y = 266. . . . . . . . . . . . . . . (3)

Subtracting (3) from (2) gives:

(7x + 8y) – (7x + 7y) = 288 – 266
==> y = 22.

From (1), we have:

x + 22 = 38
==> x = 16.

Therefore, there are 16 homes with the first floor plan and 22 with the second.

Originally purchased in 1925 by Milton Getz vice president of Union Bank and Trust, this property was sold in 1947 to newspaper Czar William Randolph Hearst and film star Marion Davies. The original property was designed by architect Gordon Kaufman and landscape architect Paul Thiene in 1927.

2. La Belle Vie

Currently on the market for $53,000,000, this home is located behind lower Bel Air’s east gate. The current owner acquired the property in the late 80’s and hired renowned architect Michael C.F. Chan and designer Bebe Winkler to build the existing mansion modeled after French Second Empire Architecture. 6. Weber, Hilton, Murdoch Estate

Located in lower Bel Air, this property is truly one of the grandest estates ever built in Los Angeles. Surrounded by the world famous Bel Air Country club and known as the Weber, Hilton, Murdoch estate, this land was originally purchased by Hilda Weber in 1934. 7. The Kirkeby Estate

Architecturally one of the most beautiful and elegant properties in Southern California, the Kirkeby Estate is most famous for being home of the Clampett family in the 1970’s TV sitcom The Beverly Hillbillies. Millionaire Lynn Atkinson purchased the property in 1933 and hired architect Sumner Spaulding to build this mansion as a surprise for his wife Bernice. Five years after construction, Atkinson planned a surprise party to reveal the gift to his wife in front of friends. Upon arrival at the event, Atkinson’s wife whispered to her husband, “Who would ever live in a house like this? It’s so grandiose.” Horrified by his wife comment, Lynn replied, “Well, then let’s go, we don’t have to stay at this party.” As a result, this spectacular mansion was left empty for years until finally sold in July of 1945 to Arnold Kirkeby. In 1987 the Kirkeby family sold the property to producer Jerry Perenchio who subsequently purchased several adjacent homes and lots creating what is now one of the largest and most spectacular estates in the country on over 13 acres.

What are reasons for price reductions in home sales?

So we have finally found the right price. In a small village in upstate new york, the price was about 150,000. It is a foreclosure and comparables have seemingly showed that it is currently worth 160,000 and after a few "cosmestic renovations," it should be worth $200,000.
Great! We decided to put an offering of $115,000 on it as it seemed like a good starting negotiating point.
Actually no. The realtor gave us a certain date and said "by this date, the banks will be collecting offers, and there are already 3-4 offers on the house so if you really want to do it, you have to be quick." He even faxed us all offer papers and said "make sure this is faxed asap." By talking with him however, it seemed that there weren’t a lot of offers on the home (he seemed too happy to help us get the house.)
Now.
The date was supposed to pass yesterday. We didn’t send in the offer due to a small delay of paperwork by lawyer. Sad that the house may be gone, I checked today and the house has been reduced a little over $10,000!
What are the reasons that the house could have been reduced to a bit less then 140,00 when the house was already in a very low price! (When I checked the house it seemed okay but it needed a lot of cosmetic renovations.)
Does this mean that nobody put an offer on? What offer should I put on now?
By a few cosmetic renovations, what i mean is that the structure of the house is good, but it needs new carpet, painting, basement windows, small roof repair, flooring, appliances and new bathtub and toilet, basically less than $30,000 of work.
Ive really fallin in love with the house but i dont want to make a bad decision.

I agree with Blair—if you are dealing with the sellers agent I am not a bit surprised….It is their job to get the most money as quick as possible which results in the biggest Commission…If you have your own agent they should be fired….I would certainly retain your own agent who can cut through the BS.Since it is illegal to put a pending offer out to others interested this often happens.
