Why have listings for homes in toronto gone down? Shouldnt they have gone up?

With home prices in canada, especially toronto increasing, why have the listing for home for sales gone down? Care to explain? Thanks

Many people take their properties off the market for winter as moving in winter stinks. And not many buyers are out there stomping around in the snow to look. Therefore, rather than trying to keep the house market ready, they wait until spring.

Find a Real estate agent or Real estate brokerage company in your area that allows you to search MLS listings through their website. Then, when you do the search, just check the box to include manufactured homes and uncheck the box to include single family homes.

Can I buy a short sale with a VA Loan?

We are looking to buy a short sale home. We have looked through all the available home listings with non short sale sellers and have found nothing. We are VA buyers and want to purchase a nice home that was just put up for sale for a "short sale". I know we need the bank to approve the sales price and I know that government loans have certain other requirements to consider but does anyone know that we can use our VA benefits for a short sale? Yes, however, you might want to consider your waiting time. Short sales have a history of taking forever to get acceptance on offers. You might be better off seeking out Fannie Mae, Freddie Mac and even VA foreclosures. They answer offers within 24 hours. Short sales are tough because lenders aren’t willing to provide answers on a timely basis. It makes more sense to them financially to let the property foreclose.

There are a lot of sites that advertise homes 4 sale in the Philippines. I’m quite sure that sites ie. Islands Properties don’t update very often. What about BF Properties? Are their listings accurate?

Can I sue my real estate agent?

My grandparents are selling their house.
1) the real estate agent (who is also an investor) told my them they couldn’t sell their house for what they wanted. The other houses next door (literally) are going for 245,500-300,000 and my grandparents wanted to sell for 225,000. He said that no one will pay that price given the economy,. We def know different. We know the people in the neighborhood.
2) my grandparents settled to sell their house for 199,000. They lowered it for 1 couple to 195,000. Then we go see on his (Realtor) website later (months) that he changed the price of the house to $195,000, and we also saw this on other websites with current home listings for sale.

can we sue him for lowering it without notification, or is he entitled to do that once we go down on price for someone. Obviously the house is still up for sale; and I am wondering what we can do.
He seems a little shady to us, this is their first house they are selling.
All of the appliances are up-to-date sheesh…better than mines. They have the money for it all. So when i do say my grandparents house please dont think they are extremely old with walkers and canes. They are far from that and are in better health (thank god) than a lot of people their age. Their house is pretty modren and the love it.

And the house has had offers in fact tons, but its not what they want. They are going to take if off the market and might just end up passing it to a grandchild right now. But It’s in a great part of town less than 5 minutes away from the downtown Austin scene.

Well obviously I CAN’T SUE its my grandparents. I am just trying to see if there is anything there or just get a new agent or take it off the market.

As with any legal case, you need to be able to prove your position. While I agree it does sound like the Realtor did keep your grandparents best interests in mind, you may have a hard time proving that in court. But yes to answer your question, you can sue your Realtor.

search on realtor.com first, then do zillow. Some property on zillow not up to date. If property you see for sale on zillow may be not for sale or already under contract.

A friend of mine is trying to get me to invest in a Public Auction Tax Sale in Riverside County, CA. There are listings for homes that start from $200 – and up for bid. What is the catch here? Can it be profitable? Is it possible to own a home for that little?

I was told I could buy any home that I choose once approved with the VA Mortgage Co. I am working with. I have also been led to believe that this is not true, that there are VA listings and then "others." What’s the real deal?

Almost 100% of the homes for sale will be willing and able to sell to you with a VA loan. It does require a little extra cost of the seller- so they can turn it down, but they probably don’t. And the condition has to meet certain minimum requirements. Of course there is also a maximum that VA will lend.
