What do you do to get your property ready?

Paint the interior and exterior

Clean or replace the carpets.

Fix everything that is broken

Remove all clutter from the house, especially stuff on counter tops and furniture. Remove all unnecessary furniture…. minimal is better. If you furniture is old and run down consider renting new furniture for a few months (make your house look like a model home)

Give the property curb appeal by keeping the yards in great shape and by planting colorful bedding plants in the flower beds

When showing the property open all the curtains and turn on all the lights…..try and get as much light into each room as possible.

Never leave the beds unmade and the house unkept.

Bottom line…make the house the best it can be. Neat, clean, and inviting. By doing these things you will sell your home quicker and get the highest possible sales price. These hints will more than pay for themselves.

What is the best online resource for finding homes for sale nationwide?

I am a real estate investor, and am looking for a site like Realtor.com, but that offers e-mail updates of properties that match my buying criteria.

in canada it is mls.ca

But your best bet is to built a network of people you want to work with in your own area and one of these people should be an agent that is willing to go to bat for you,

they can likely search and set up automated searcehs for you that will send you properties by email, keep in mind that you will have to set some parameter on what it is that you are looking for, and asking for all the good deals, is not possible..

In my little town of Victoria BC canada, we get well over 100 new and or updated listings each and everyday, just imagine the number of listings that are entered all over the continent, ther is no way that you can determine what is a good deal with out spending time on each property, individually, so it is up to you to determine what exactly it is that fits your specific criteria, and locations, then it may be possible to create some sort of raw search that will send you a lot of duds, and very few golden nuggets, but that is part of the process.

But with patience, and most importantly a great network of likeminded people you can find the nuggets and do your thing

What can I do about a low home sale price in my neighborhood affecting my appraisal?

A house within a block of me needing updates and repairs (foreclosure that sat vacant for some time) recently sold about 20,000 below what two other homes in the area are listed for. Because it is in the same subdivision, it is causing my value to drop about 20,000 below appraisal from three years ago. People don’t move frequently from my neighborhood (stable, family neighborhood close to services and highways), and the two in top-notch condition currently on the market haven’t sold yet. The most recent sale is almost a year ago. I’d like to refinance before my ARM goes up, but I can’t get a decent loan to value ratio with the low recent sale.

It is nice to think that your house is worth more than the market is saying. Reality is that very few houses are worth what they were three years ago. You can try to sell it for that and hope that someone is stupid enough to pay that, but even if they were it would appraise for that today and they wouldn’t be able to get a loan for that amount.
The best thing that you can do is to get a new appraisal for your house. You are going to need it anyways, why not do it now. Face it, we are in a buyers market.pp

Does the foreclosure of a california home equal a sale?

Recently, I’ve seen way that sales number for homes in california almost double compared to a year ago. I saw a blurb that bank foreclosures on a home show up as a home sale in california. I’m thinking this may possible explain the much higher rate of sales and dramatically lower prices. Anyone know if a bank foreclosure would show up as a home sale in california?

The actual foreclosure is not counted as a sale. It only becomes a sale once the lender has successfully sold the property to another owner.
