With a Va home loan, can I look at "any" real estate on the market for sale (homes) ?

I was told I could buy any home that I choose once approved with the VA Mortgage Co. I am working with. I have also been led to believe that this is not true, that there are VA listings and then "others." What’s the real deal?

Almost 100% of the homes for sale will be willing and able to sell to you with a VA loan. It does require a little extra cost of the seller- so they can turn it down, but they probably don’t. And the condition has to meet certain minimum requirements. Of course there is also a maximum that VA will lend.

Can you find homes for sale in Pittsburgh on Realtor.com?

I am just curious… I have been trying for several days to find listings of homes for sale in Pittsburgh, PA, but the site says there are only 30 or so homes for sale. I know there are thousands. When I search other cities, the site is fine. I am not changing any search options. If you try to search for Pittsburgh, are you coming up with a small #, or the full list? Thanks.

600 score or lower Mobile Homes for sale sign?

I asked this before but only got one answer.
A mobile home place on the way to work has this sign up.

How could they be selling trailers to people with that low of score.
Could the trick merely be just a super high interest rate?
Is it that simple?
Last year they had a sign 100% financing on your land.

I don’t understand what the gimmick is?

This is not a personal question – just curious.

Very high interest rates for starters. You don’t get normal mortgage rates on mobile homes. In many states manufactured housing are treated like cars — your have titles, not deeds and actually have to "register" (although it’s called various things) each year.

My guess on the 600 score sign is that the dealer may do some in-house financing — like the buy here/pay here car lots. It might be used mobile homes or last year’s model that he already owns. And of course, there are probably lots of other requirements.

As for the 100% financing on your land, that’s easy. They tie the land to the mobile home loan. Better than a downpayment.

Yeah, for the most part, it probably is a gimmick to get folks with poor credit to stop in. You got to get folks to stop before you can sell them anything.

I had an admin asst who decided to buy a mobile home. Lucky for her, everyone in the office asked all the questions she didn’t bother to ask. The dealer literally told her you can have this model for $xxx per month — no mention of the total price, interest rate, or number of payments. It’s amazing the number of people who would actually sign paperwork without asking anything more than the monthly cost.

So many short sale properties in Capecoral florida. Does the banks really give them away at asking price?

It seems to me that their are more short sale listings then regular listings. Does anyone know if they really go for what they are listed? Take for instance, a $45,000 home that is a short sale, yea i know it takes for ever and short sales are a pain but having so many of them and such a short market of buyers, do you think the odds of getting them for asking are in my favor? thanks

Most lenders, especially in states that don’t allow deficiency judgements, are not going to accept a drastically lower sales price. He house for sale for $45k may very well be worth…$45k. The thing is, banks have no incentive to agree to a short sale-they do not own the property so it is not sitting in their inventory so, if it takes the owner 1 year to find someone to sell it to for a reasonable amount-it is no skin off the mortgage company’s nose as long as the pay,ents are being made.

YOU would have do all your own advertising
it WON’T be on MLS – you need a realtor for that
YOU have to dea individually with everyone wanting to see the house and all their real estate agents
YOU need to know how to handle all the related paperwork
you will still have to pay the buyer’s real estate agent his commission-probably 3%

all in all, it’s hardly worth it, you probably won’t get the best price possible and it may take twice as long to sell (avg time is 9+ months now as it is), if you sell it at all

how do you find forclosed homes for sale?

There are several goverment and lender’s web sites where you can pick those properties up. Most Realtors have access to bank foreclosures as well.
Some Bank Foreclosures are NOT good "deals" Depends on how much is owed on the property and how much the Bank is willing to loose, some of those properties, even being in bank foreclosure are still above current Market Value. And unfortunatly some bankforeclosures are in a pretty bad shape. Also most Bank Foreclosures are listed with a Realtor and will show up in the MLS and/or the open market.
My suggestion would be find a Realtor or do it on you own Make a list about what kind of home you are looking for, like age, pool, location, price, SF, ……. Then go and see what is available in your price range, look at the homes. Regardless if they are in foreclosure or not.
Sometimes you will see that the foreclosure home is really not the best "deal" available and you find a home (not in foreclosure) is the better value for the same or less purchase price.
