I am looking to buy a home on the northside of Eau Claire Wisconsin. I would like to be outside of eau claire a little bit, but would not like to get any farther then 10 miles out of the Northside of eau claire. I have searched MLS listings and have been in contact with multiple real estate agents, but just have not found what I am looking for. If anyone has any homes for sale, or knows someone PLEASE let me know. I would like to be in a new home before summer ends so I am able to enjoy it. I don’t care if the home needs a little work, we NEED to get out of the place we are renting ASAP.

I am not looking to build right now, I am just looking for something to buy to get us through the next 3-4 years till i am completely done with school. I would concider land if it already had utilities stubbed to it, then i would put a double wide on the land or something for the time being

I have my home listed with an agent and have had no activity for a couple of months. Now all of a sudden there’s dozens of calls from agents wanting to sell my home. Has the market turned around that much in 24 hours?

I think you may want to call your agent and see if your listing has expired. There are a lot of agents who call "expired" listings as a means of getting new clients. Sounds like you’ve shown up as an expired somewhere. Also, if you’ve expired and your current agent has not warned you in advance, and you have had "no activity" for months, you may need to consider getting a new agent from the undoubtedly long list of those applying. A letter from the boss

To All My Valued Employees,
There have been some rumblings around the office about the future of this company, and more specifically, your job. As you know, the economy has changed for the worse and presents many challenges. However, the good news is this: The economy doesn’t pose a threat to your job. What does threaten your job however, is the changing political landscape in this country.
However, let me tell you some little tidbits of fact which might help you decide what is in your best interests.
First, while it is easy to spew rhetoric that casts employers against employees, you have to understand that for every business owner there is a back story. This back story is often neglected and overshadowed by what you see and hear. Sure, you see me park my Mercedes outside. You’ve seen my big home at last years Christmas party. I’m sure; all these flashy icons of luxury conjure up some idealized thoughts about my life.
However, what you don’t see is the back story.
I started this company 28 years ago. At that time, I lived in a 300 square foot studio apartment for 3 years. My entire living apartment was converted into an office so I could put forth 100% effort into building a company, which by the way, would eventually employ you.
My diet consisted of Ramen Pride noodles because every dollar I spent went back into this company. I drove a rusty Toyota Corolla with a defective transmission. I didn’t have time to date. Often times, I stayed home on weekends, while my friends went out drinking and partying. In fact, I was married to my business — hard work, discipline, and sacrifice.
Meanwhile, my friends got jobs. They worked 40 hours a week and made a modest $50K a year and spent every dime they earned. They drove flashy cars and lived in expensive homes and wore fancy designer clothes. Instead of hitting the Nordstrom’s for the latest hot fashion item, I was trolling through the Goodwill store extracting any clothing item that didn’t look like it was birthed in the 70’s. My friends refinanced their mortgages and lived a life of luxury. I, however, did not. I put my time, my money, and my life into a business with a vision that eventually, some day, I too, will be able to afford these luxuries my friends supposedly had.
So, while you physically arrive at the office at 9am, mentally check in at about noon, and then leave at 5pm, I don’t. There is no "off" button for me. When you leave the office, you are done and you have a weekend all to yourself. I unfortunately do not have the freedom. I eat, and breathe this company every minute of the day. There is no rest. There is no weekend. There is no happy hour. Every day this business is attached to my hip like a 1 year old special-needs child. You, of course, only see the fruits of that garden — the nice house, the Mercedes, the vacations… You never realize the back story and the sacrifices I’ve made.
Now, the economy is falling apart and I, the guy that made all the right decisions and saved his money, have to bail-out all the people who didn’t. The people that overspent their paychecks suddenly feel entitled to the same luxuries that I earned and sacrificed a decade of my life for.
Yes, business ownership has is benefits but the price I’ve paid is steep and not without wounds.
Unfortunately, the cost of running this business, and employing you, is starting to eclipse the threshold of marginal benefit and let me tell you why:
I am being taxed to death and the government thinks I don’t pay enough. I have state taxes. Federal taxes. Property taxes. Sales and use taxes. Payroll taxes. Workers compensation taxes. Unemployment taxes. Taxes on taxes. I have to hire a tax man to manage all these taxes and then guess what? I have to pay taxes for employing him. Government mandates and regulations and all the accounting that goes with it, now occupy most of my time. On Oct 15th, I wrote a check to the US Treasury for $288,000 for quarterly taxes. You know what my "stimulus" check was? Zero. Nada. Zilch.
The question I have is this: Who is stimulating the economy? Me, the guy who has provided 14 people good paying jobs and serves over 2,200,000 people per year with a flourishing business? Or, the single mother sitting at home pregnant with her fourth child waiting for her next welfare check? Obviously, government feels the latter is the economic stimulus of this country.
The fact is, if I deducted (Read: Stole) 50% of your paycheck you’d quit and you wouldn’t work here. I mean, why should you? That’s nuts. Who wants to get rewarded only 50% of their hard work? Well, I agree which is why your job is in jeopardy.

craigslist has a caribbean section. You could also google Andros + real estate and get to local realtors. escapeartist.com has real estate in bahamas and assorted countries around the world. Caribbean Property & Life magazine (& their website) focuses on the various Caribbean islands.

The best way to check newest local real estate listings?

I’m trying to scope out the local (Austin, TX) real estate market. I’m not ready to commit to speaking with a realtor yet. What’s the best way to find the most recent homes listed for sale?

The real estate community uses their own private MLS typically owned by the local real estate community. They will have the most recent available properties, followed by www.realtor.com as it is owned by the National Association of Realtors and is updated daily like and from the local MLS.

The www.mls.com is NOT the local MLS. It is a referral site that charges un-necessary referral fees to real estate brokers for you to access agents. The less money a broker has available as profit translates as less money available to adequatey market your property. Consider well before you call on such a service, it has a cost and there are no free lunches. I dropped out and refuse to accept referrals for them because they want me to pay them 30% or more just for a phone call to connect you and me, adding nothing to the deal for you bor reducing costs for me. Newspaper ads, print costs, fuel and auto operating expenses, etc all have increased my costs and somebody has to pay or cost must be cut. Any broker not making a profit will cut corners or go out of business- as has most dot-com real estate sites offering unrealistic discounts or rebates weher legal because they made no money.

Your BEST bet is interview several full licensed brokers, not affiliates or associate brokers, with CRS and GRI credentials as a minimum qualification, several years in the business, should be full time agents and that also in the top 10% in their office. Explain that you want to be made aware of the latest listings that meet your criteria, they will email them to you for your review; any that look interesting to you, you will call them to make appointments for you to see. They will advise you as to what price to offer and more on any one you choose to let them help you purchase.

A top broker is looking to make a lifetime relationship that will lead to repeat business and direct referrals of business of your friends and family, not just a one-time sale, and will best serve your needs. I was last rated as #7 of 800+ in my company before I went into management. I am a full broker, full time agent with CRB, CRS and GRI designations, Multi-Million Dollar Club Lifetime member. I have seen a lot of agents come and go, but the agents I suggested you seek stay because they are successful, and are constantly tops in their profession for a reason- they perform for their clients with their best interests in mind.

Job interview advice for New Homes Sales Associate?

Hi guys!
In two days I have a job interview with a well known new home builder. The position is for a Sales Associate (working at the display homes, handing out pamphlets and giving general info, referring customers). I have worked in the customer service industry for 2.5 years but as a cashier in a supermarket, not real estate. Does anyone have any tips for the interview? We had a chat over the phone and it went well, but I’m a bit nervous because of my inexperience in the industry! Obviously they rely heavily on being able to get sales out of as many customers as possible, so how can I convince them I’ll suit the position and be able to produce good figures when I don’t have any previous experience in real estate sales? Any help at all from people in a similar sales type job would be really appreciated! Thanks :)

I would say,,,dress very nice.Try to look clean and fresh,like the girl next door.Don’t allow any tattoos,or piercings to show,except earrings.I would wear nice dressy comfortable shoes.Not high heels.small heels,ok. First impressions you know..reach out to shake his/her hand first. Be as upbeat as you can…act like a very perky,positive person…Like you could make friends with a stranger.
Your plus side is you have award winning customer service. Prove it.
Be sure and turn off,or don’t bring your cell phone in. I’ve interviewed several qualified applicants,but their phone rang while I was talking to them.A very big annoyance.And makes me think that person will be on it alot at work. Be yourself, and relax..good luck!
